INFORMATION: REQUIREMENT TO OBTAIN A RENTAL REGISTRATION NUMBER (NRA)

As we have previously reported on numerous occasions, from 1 July 2025 it will be mandatory to obtain a Rental Registration Number (NRA) for all properties intended for short-term or holiday rentals within Spain. This measure, introduced by the Spanish government, aims to regulate the short-term rental market and ensure compliance with current regulations. Furthermore, similar rules will come into force in other European countries, including Poland. In Poland, it will also be necessary to obtain NRA numbers;

The NRA is a unique code that officially identifies and registers properties intended for short-term rental. From the specified date, it will be essential to have this number in order to publish rental listings on digital platforms.;

Failure to provide an NRA may result in the removal of the listing and potential penalties.;

Requirements for obtaining the NRA:

• Occupancy licence.
• Certificate of habitability.
• Cadastral reference number and exact address of the property.
• Type of rental (entire property or individual rooms).
• Maximum number of tenants allowed (2 tenants per bedroom).
• Hold a valid tourist licence in the format: VT-XXXXX-XX

Procedure:

The application for the NRA must be submitted via the electronic portal of the Association of Registrars, using an electronic certificate. Once the required documentation has been submitted, a provisional number will be assigned which, following verification, will become the definitive number.

Validity and cost:

The NRA is valid for 12 months and must be renewed annually.

Applications for NRA numbers can be submitted both online and in person:

Submitting applications online (in many regions)

• An increasing number of offices now offer the option to apply for the NRA online via the Sede Electrónica platform.

• To submit an application online, you will need a digital certificate or a representative (such as an agent or a solicitor).

It is compulsory to book an appointment in advance (Cita Previa)

• In most offices, to obtain an NRA, you must book an appointment online (on the website: https://sede.administracionespublicas.gob.es/icpplus/).

• Appointments are usually very limited; sometimes you have to look for them at specific times, the day after public holidays or on specific public holidays.
